SHOWING HEADQUARTERS:

The showing headquarters will the shelter house at the Historic Lincoln Ferry Park.The park is located on Hwy 66, 1 mile west of Troy, IN, and adjacent to the property.

PROPERTY LOCATION:

The real estate is located on both sides of Hwy 66 1 mile west of Troy, IN, and 16 miles east and north of Rockport, IN.

BIDDING CENTER LOCATION:

The bidding center, for those wanting or needing help bidding, will open at 5:00 PM. (CDT).The bidding center will be in the Spencer County Commissioner’s meeting room on the second floor of the Spencer County Court House located at 200 Main St., Rockport, IN.


REAL ESTATE:

The site was originally platted as Maxville, IN. All streets have been vacated and the property will be conveyed by metes and bounds. The site has previously been utilized as a refinery. All environmental clean up has been completed and the final reports have been filed. ZONING & UTILITY INFORMATION:

The property is zoned I-1, Industrial.See the description under documents section of the web site. The utilities available to the property are provided by Finch Newton Water Company, Troy Municipal Electric and Ohio Valley Gas.


The property will be offered in 3 tracts as follows:


TRACT 1:

Consists of approximately 3.183+/- acres and is located on the south side of Hwy 66 and runs south to the Ohio River. There is a sliver of land between the river and the southern side of Tract 1 that has no “Owner of Record”. The topography of this tract is level and there is small new growth trees on a major portion of the property.

TRACT 2:

Consists of approximately 4.456+/- acres and lays north of Hwy 66 and west of CR 1240 E. This tract is also primarily level with a new growth of small trees with some open area.

TRACT 3:

Consists of approximately 1.595+/- acres and lays north of Hwy 66 and east of CR 1240 E. The land is level and also has a new growth of small trees on a major portion of the property.

BUYER’S PREMIUM:There will be a 6% Buyer’s Premium added to the high bid to determine the Contract Purchase Price.

TERMS:A deposit equal to 10% of the Contract Purchase Price will be required within 24 hours of bid closing.The successful bidder will be required to sign the purchase agreement that is posted on the Curran Miller web site.The property is being offered fee and clear of all liens and encumbrances and the purchaser will be provided a title insurance commitment.The fee for a policy of title insurance will be the responsibility of the purchaser.The property will be transferred by a Commissioner’s Deed.The purchaser will assume the real estate taxes due and payable in May 2020. Final bids will be approved by the Commissioners within 45 days of bid closing.All bids must remain open for 45 days.
